Custom Homes &
Renovations in The Annex
The Annex is one of Toronto's most architecturally rich neighbourhoods — Victorian and Edwardian homes on tree-lined streets that deserve expert care. Wexler brings 25+ years of heritage renovation experience to every Annex project.
The Annex's heritage deserves a builder who honours it
The Annex is defined by its remarkable late-Victorian and Edwardian architecture — bay windows, turrets, red brick, and intricate stonework that have made this neighbourhood a landmark of Toronto's built heritage. Renovating or rebuilding here requires deep knowledge of heritage compliance, City of Toronto conservation guidelines, and the architectural sensibility the community expects.
Wexler Custom Builders has navigated these requirements on many Annex projects, delivering custom homes and luxury renovations that respect the neighbourhood's character while delivering modern performance, comfort, and beauty. Robby and Mark understand that in The Annex, every detail matters.

What Every Builder Needs to Know About The Annex
Heritage Conservation District
The Annex is a designated Heritage Conservation District — one of Toronto's most carefully protected. Any exterior changes to contributing properties require a heritage permit through Toronto Heritage Preservation Services. The streetscapes along Madison Avenue, Bedford Road, and Brunswick Avenue are tightly regulated for massing, materials, and setbacks. We navigate these approvals in-house.
Bounded by Landmarks
The Annex runs from Bathurst Street to Avenue Road, between Dupont Street and Bloor Street West — bordered by the University of Toronto to the southeast and the Royal Ontario Museum (ROM) at Bloor and Queen's Park. Properties near Queen's Park and the U of T campus carry additional planning considerations around institutional adjacency and view corridors.
Victorian & Edwardian Architecture
The Annex is defined by its late-Victorian and Edwardian homes — red brick, bay-and-gable facades, turrets, elaborate stonework, and deep lot frontages. Many homes on Madison Avenue and Brunswick Avenue date to the 1880s–1910s. Renovations must respect original massing and street-facing character while modernizing interiors and systems behind the facade.
Lot Sizes & Setbacks
Annex lots are characteristically deep and narrow — typically 25–35 ft frontage by 150–200 ft depth. The narrow frontages create unique design challenges for custom builds and additions. R (Residential) and RM (Residential Multiple) zoning govern lot coverage and height limits. Many properties also carry heritage overlay restrictions on the front and side setbacks.
University Proximity Challenges
Proximity to the University of Toronto and downtown Toronto means tight construction logistics — narrow streets, limited parking for trades, noise bylaws, and neighbours in close proximity. Projects near the U of T campus and ROM may also involve archaeological oversight during excavation. We plan site logistics carefully to minimize disruption in this dense, sensitive neighbourhood.
Typical Project Budgets
A full gut renovation of a 3,000–4,000 sq ft Annex heritage home typically runs $600K–$1.8M depending on scope and finishes. Custom infill builds in The Annex start at $1.5M–$3M+. Heritage facade restorations with rear additions — the most common project type here — range from $800K–$2M+. We provide honest, detailed estimates that don't change mid-project.
